Tip #10 Price it Right
Find out what your home is worth by contacting a licensed real estate agent to provide you a free market analysis. Nobody is going to buy an overpriced home. Many will bid up the price of an under priced home if it is clean and neat.
Tip #9 Half Empty Closets
Storage is something all buyers are looking for. Take half of the stuff in our closets out and pack them up - you are moving anyway. Take the remaining items and neatly organize them. This will allow buyers to see how much space is available for them to store their stuff.
Tip #8 Light it Up
Maximize the light coming into the home. Clean your windows and have them sparkle. Open the curtains and blinds. Make sure all the light bulbs are working in all your fixtures. Cut down bushes outside if they are blocking the sunshine from getting in.
Tip #7 Play the Agent Field
Hire a broker who is thoroughly informed about your market. You want one that embraces technology and is not afraid to use it. A tech savvy broker is one who has tools to get your home sold.
Tip #6 Conceal the Critters
Not everyone is a pet lover. Buyers do not want to see full bowls of dog or cat food when viewing your home. They do not want to smell the litter box either. If you are planning an open house, take your pets with you or put them in a pet hotel for the day.
Tip #5 Don't Over Upgrade
Quick fixes pay off big, such as fresh paint or shampooing the carpet. Get your curtains cleaned or go buy new inexpensive ones to add some charm. Replace door handles and cabinet hardware if yours are dated. Fix leaky faucets and clean the bathroom grout and caulk.
Tip #4 Take the Home out of your House
De-personalize it. Start packing up your family photos and memorabilia. Lighten up the rooms so the buyers can imagine themselves living there. The sales transactions is now a business transaction. You will be able to take your memories of living there with you.
Tip #3 The Kitchen is King
The benefits of remodeling a kitchen are endless. Would you rather pay a few thousand dollars to replace your counter tops verses having a buyer take $10,000 of your asking price because the old ones look dated. Use neutral paint color so the buyers can envision it being their kitchen.
Tip #2 Always be Ready to Show
Your house needs to be show ready at all times. Don't leave dishes in the sink. Keep the dishwasher cleaned out and make sure your bathrooms are sparkling. Get rid of the dust bunnies too.
Tip #1 First Impressions are the Only Impression
No matter how good the home looks on the inside the buyer has already started to judge your home as they are walking up to the front door. Spruce up the exterior by adding flowers and shrubs. Your trim might need a fresh coat of paint also. Make your entry way welcoming by adding fresh flowers in a vase or have homemade cookies out.
